Professional Consultant Certificates (PCC) - previously known as Architects Certificates.
What is a PCC?
A PCC is a legal document, indicating that recent construction works have been completed to a suitable standard. A professional consultant is required to verify that construction projects have been completed to relevant building standards and regulations. Following satisfactory inspections of construction work, a PCC is produced.
When is a PCC necessary?
A PCC is used for new developments or newly converted properties. If a property is being mortgaged or sold then it will be necessary to provide a PCC for a new Lender. A structural warranty may also be used in place of a PCC. However, a PCC is often favored for lower cost on smaller developments or where the Client intends to reside long term at the property.
How does it work?
Initially, documents will be reviewed such as planning permission, building warrant, approved plans, specifications, structural drawings, ground condition surveys and technical data. Surveys will take place at key stages of the project to inspect work and ensure that the construction work is built in accordance with the approved drawings. Following completion of the work, a PCC will be produced. This can then be provided to lenders or buyers.
